Rental Qualifications
Thank you for choosing to apply to rent a PMI Georgia managed property!
PMI Georgia complies with the provisions of all Federal Fair Housing laws and we will not discriminate against any applicant, occupant or resident of any property at any time based on race, color, religion, national origin, sex (gender identity & sexual orientation), disability, or familial status.
To qualify you must meet the following requirements:
- Only verifiable employment income will be considered towards the required net income (your take-home pay) of 3x rent.
- Identity verification (Temporary paper copies of driver’s licenses are not accepted. Hard copies of current and unexpired government-issued photo ID only.)
- Credit history and verification. Credit history has a greater impact on qualifying than credit score. Items that may impact approval include but are not limited to: balances owed to previous landlords, unpaid utilities (including phone carriers) or car payments, past-due balances, outstanding judgments, collections, late payments, and high debt-to-income ratio.
- No active bankruptcy. Dismissed bankruptcies must be older than 5 years.
- Evictions must be older than 4 years.
- No unpaid utilities or car payments.
- No convictions for any violent crimes against people or property.
- No convictions for any crimes relating to drug manufacturing or distribution in the past 7 years.
Please note incomplete applications will NOT be processed.
PMI Georgia’s Leasing Procedure
- Each occupant, age 18 and above, must complete an application and pay a NONREFUNDABLE application fee of $65.
- Application status is not discussed on the phone. Inquiries may be emailed to apply@PMIGA.com. Kindly note, all properties listed on our website are currently available. A property is removed & awarded to the first applicant that is approved & has provided funds to hold the property. You may inquire if there are pending applications prior to applying for a property. Application fees are nonrefundable even if the property is no longer available after submitting an application.
- AN APPROVED APPLICATION AND FULL MONTH'S RENT ARE REQUIRED TO HOLD A PROPERTY! The reservation fee is NON-REFUNDABLE once the application is approved. This fee will be applied as the first month's rent for move-in purposes.
- In addition to the monthly rent, Residents will be enrolled in PMI Georgia’s Resident Benefit Package and Resident Liability Insurance & pay their portion of the cost during occupancy of the Property.
